“Recently, I reached out to John & Alvin to book some viewings at 3 properties. The first was great, but we didn’t like the neighbours…. The second was a waste of a new build. And the third was one we were looking forward to! However, we couldn’t get an appointment at the third one because the listing agent was cleaning and preparing it for an open house the next day.

I told Alvin that I can just come back during the open house myself so he advised the listing that I was going to be there ahead of time.

When I showed up at the open house, I told the listing agent “oh my agent contacted you ahead of time to get a showing but the property was being cleaned”… instantly he goes “you must be Olivia”. The listing agent then showed the property to me like it was a private showing during the open house and answered all my ABNORMAL QUESTIONS such as what type of windows did you use… insulation… building code…thickness of floors… smart home tech… to where he got the rolls of grass, etc. The following day he did follow-up with Alvin to tell him that he really appreciated how much I appreciated the quality of his home.

HOWEVER, his listing price was significantly more than similar size properties down the street so I wasn’t that interested in the price …. But he was willing to drop the price lower, but we weren’t sure how much he would drop it to! So I sort of left this in the back burner as I was flying to Toronto.

2 weeks later, he dropped the price lower than what I initially intended to offer him…. So I showed up at his open house again RANDOMLY without even telling Alvin & John. I walk into the front door like I haven’t seen a friend in a long time….”HEY PARM, How’s it going!?!” And he goes “OLIVIA?!?! Alvin didn’t tell me you were coming today” …. He then proceeds to show the home to me in even more detail. This time I was SOLD off a certain door & window 😂 So I told him I’ll tell Alvin that I’ll be putting an offer in.

With the relationship we built with the listing agent at the open houses… and the follow-ups that Alvin was constantly doing, I had that gut feeling the agent would choose our offer regardless of what we wrote…. Alvin & John gave their professional advice of the writing amount too… But I was like nahhh let’s just go with this just because I was quite confident with the listing agent😂 Low and behold… he did choose our offer in the end! It goes to show that not only is real estate transactional, it’s also about relationship building because this listing agent wanted to choose someone that would appreciate his build!
